(09/2025) Flooding happened only in 2nd floor units, water all over the floor and no one took responsibility about this while this is apparently property's issue? Also NO notice was sent, people just crashed into my unit without any notice and drilled all the walls??? No explanation was given about this from property's side. Patio is just cracked and I cannot even use my house properly but there's NO explanation, notice email, apologies, or any kind of compensation given. INSANE. Never seen anything like this. Come to this property only if you want to get flooded and your room being crashed into for building works without any notice and reason given. With construction for weeks and no room to live in. Had to crash at a friend's place daily.

I had a really positive experience with the leasing office at The Julian. The team was helpful throughout the entire process and consistently responded to my questions within 24 hours, which made everything feel smooth and stress-free. On move-in day, they took the time to make sure everything in the unit was working properly and that we were all set up. It was clear they cared about making the transition easy for us. Overall, a great experience with a responsive and supportive team.

Disappointing Management Attitude and Lack of Support I’m really disappointed with the management at this apartment. After my packages were stolen multiple times from the lobby, I approached them for help. Instead of offering real solutions, they basically told me that this is the “consequence” of not using parcel pending service. This kind of attitude is unhelpful and comes off as blaming tenants instead of addressing a security issue. I expected a bit more support from the management in helping to review security footage or offering constructive solutions. Overall, this experience has been quite frustrating.

Even though Julian’s rent price is relatively lower than those in Santa Clara, Sunnyvale, or mountain view, its additional charges every month is over the roof. I’ve lived here for two years and this is my average monthly fee in addition to rent for a 2b: Parking - $145 per car, we have 2 cars so $290 Trash - $100 (varies to $130) Gas - $42 Water/Sewer - $74 Electricity (PG&E) - $100 in the summer time, $60 in winter. Tbh the Bay Area summer time takes up 2/3 of the year. All of these average out to be $600 a month… However, still got some good stuff living here. 1. The appliances don’t break often, and when they do, maintenance typically comes within 24h to fix it. 2. The young guy w curly hair at the leasing office is really nice and helpful, one of the best I’ve encountered after renting for so many years. 3. Two blocks away from the highway entrance, cutting travel time significantly. 4. Noise cancelling windows. I live facing the highway and we couldn’t hear much. Barely hears airplanes. 5. We’ve had garage doors being broken and had cars broken into. But the management enforced security immediately while the door was being fixed. They hired a security literally sitting at the garage door 24/7 to keep watch. 6. Heard about package being stolen but that only occurred to me very few times. After all, if you’re price sensitive, don’t come. You’ll be shocked on how aggressively they milk money out of existing residents. Have an expectation of the monthly charges to be $500 more than what u expected. Rent didn’t increase much for renewal, thankfully

I am extremely disappointed with my experience living here. We have been dealing with serious electrical issues in our unit — the refrigerator has stopped working, the lights flicker when in use, and there is noticeable noise coming from the electrical panel, which raises real safety concerns, including potential fire risk. After an entire weekend of waiting, the issue still has not been properly resolved. When we spoke with management, instead of offering any form of compensation or meaningful support, we were told to temporarily move into a different unit. However, the replacement unit is clearly not comparable — it is on a much lower floor, has worse natural lighting, is closer to street noise, and has a completely different and less functional floor plan. To make matters worse, maintenance staff entered our unit without our permission, which is a serious violation of our privacy. Overall, this has been a very frustrating and disappointing experience. We expected a much higher standard of professionalism and respect from management, especially when dealing with safety-related issues. I would strongly caution others to consider these factors before choosing to live here.

I moved to Julian 4 months ago in a studio and it has been a great few months. The apartment is safe and I love that it’s a walking distance from San Pedro square. The apartment is also aesthetic beautiful, especially for a studio. It has been great hosting friends over.
